For a winter listing, plan for snow removal, daylight photos, and heating during showings. I’ll review recent nearby sales with you to set the asking price.
The first ten seconds of a showing
In winter, the showing starts in the driveway. Before every showing:
- Shovel and salt the driveway, the walk, and the front steps.
- Clear a path to the door the buyer will actually use.
- Make sure the house number is visible from the street.
- Put a boot tray and a mat inside the door.
- Knock down any big icicles over the entry.
If the walk is icy, buyers spend the showing watching their feet instead of the house.
Light, heat, and photos
Days are short, so plan photos for midday when there's the most light, and turn on every light in the house. Open the blinds. Keep the thermostat at a normal living temperature for showings. A cold house feels empty, and buyers notice the furnace running hard.
If you have good summer photos of the yard, deck, or garden, tell me. Depending on the listing rules, they may help show what the yard looks like without snow.
Small fixes vs money that won't come back
Fix the things buyers will flag: a dripping faucet, a loose railing, a furnace that hasn't been serviced. Have the furnace service record ready, because buyers ask in winter. Skip the big remodel. Paint and a deep clean usually do more for the money.
If buyers are likely to ask about a bigger project, include a written estimate in the listing packet.
Pricing when fewer buyers are out
Price it at the market from the first day. In winter there are fewer buyers looking at once, so a house that starts high can sit through the weeks when it would have gotten the most attention. Then it's a price cut in February. I'll pull recent sales near you and give you a range you can defend on day one. Start with your address.
When waiting for spring is smarter
Sometimes it is, and I'll say so. A few honest cases:
- Your yard, garden, or lake view is the main selling point.
- You need exterior work that has to wait for warmer weather.
- You aren't in a hurry, and your next move doesn't depend on this sale.
If none of those fit, winter can work. More on how I price and prep on the Sell page.
